TUC Bairiki Market Advertisement

Teinainano Urban Council (TUC) is inviting tender bids to develop an area of (45.47 X 37.8) 1,718.76 square meters in Bairiki where Government headquarters is located on South Tarawa. The following requirements are envisaged to be housed and fitted in the whole complex:

    1. Overall masterplan of the site to consider the surrounding area (context) and with consideration for future development plans.
    2. 20 self-contained rooms (10 office space for up to 3 occupants each, 1 gym and 9 for rental apartments self-contained for 1 large double bed, small kitchen, open living room and a bathroom)
    3. 36 smaller rooms for general stores (1 laundry, 4 restaurants for local dish, Chinese, Korean and Japan and European )
    4. Conference room with maximum capacity of 50 people
    5. 8 toilet blocks on ground level
    6. Local open market on ground level
    7. Car space with maximum capacity of 80 cars
    8. Rain water tanks with maximum capacity of 254.85162 cubic meters (90 tons)
    9. The complex be accessible to people with special needs
    10. Solar powered
    11. The complex building should be at least three floors.
    12. Neat and green landscape at ground level with paved footpaths, resting seats and tables.
    13. Make use of existing large trees on site to become part of the development, for shading etc.
    14. All drainage issues to be carefully considered
    15. The site should be accessible for emergency and servicing vehicles (fire trucks, ambulances, service cars for delivery etc)
    16.   The design should be climate proofed so the building complex can be used for shelter protection during natural disasters

The bidder whose design is awarded will automatically be asked to implement the project. Based on the winning and accepted design, the necessary funding will be sought and the MOU for the implementation plan will then follow and eventually be signed.
